SSB starts home-buyers selection process for Joe’s Hill Manor

Calls have been made for persons wishing to become residents of the government’s low-income housing initiative at Joe’s Hill to demonstrate their interest.

The Social Security Board (SSB) announced yesterday that it has begun the applicant selection process for prospective homeowners at Joe’s Hill Manor Estate.

According to the SSB, the agency is currently completing the final stages of the Verification Phase of the application process.

A notice on the SSB’s website stated that each applicant will receive a verification form through email and said the completed form should be returned within five days of acknowledged receipt.

Confirmed applicants, the SSB website said, will be required to attend the Joe’s Hill Manor Estate homeowners workshop.

Verified applicants will be invited to view the home for which they applied and will be required to seek financial pre-approval from their bank of choice to fund their respective home purchases.

Regarding the selection procedure, the SSB said prospective homeowners will be selected through “the lottery draw” process and those selected homeowners will then have 60 days to finalise their mortgage and inform the Social Security Board accordingly.

The Joe’s Hill Housing Development is a community designed on the hillside under Joe’s Hill, Tortola facing the Long Bush and wider Road Town area.

The development is expected to be a gated community that includes 25 buildings, comprising a collection of 52 residential units targeting first-time homeowners, plus commercial rental space.

The units will range from one to three-bedroom-styled condos, single-family homes, and townhouses.

    What are the costs for these publicly funded residences? Nowhere have I seen the costs advertised. If the base price is say $350k; deposit is 15-20%, then realistically how many low-middle income persons will be in a good financial position to meet this requirement? From the article it would appear that the individuals will need to secure funding from private institutions; commercial banks will take longer than 60 days to close plus legal costs. I am hopeful the rite persons are afforded this opportunity but I’m doubtful they will.

    As this development is funded by our pension money i would have expected facts to be made public, total cost, available units, cost per unit, expected return.

    Theorectically a great move but they look really nice houses, if this has truly has been done as a low cost built its wonderful. (Hopefully not falling into the hands of the usual rich BVI slumlords as the naysayers would have us beleive!)

    wow is correct. The houses are expensive, a stand alone 3 bedroom is $450,000. I know because my name was on the list, told them I am no longer interested. $450k to live next door to people and in long bush? No thanks.

    Like all of these government initiatives there is no clarity. Who are these homes aimed at? How do you apply ? How much are they?

    Why do I once again get the feeling that who will get them has long been decided in a whispering campaign with the cronies.

    This gettheo project should have never been built. That’s not how we live in the BVI. This is truly gettheo. and look at who gonna be in there?. Would a BV Islander want their son or daughter to live amongst them? smh. Go build proper houses in the lush green mountains that are not slum up on each other if you want BVI people to apply

    There is no way 60 days is sufficient to secure a mortgage in the BVI. That may be realistic elsewhere but certainly not here. Persons need 9 to 12 months to accomplish this task. Its a shame, but its true.

    The money belong to the people, so it need to be put back. Therefore the houses cannot be cheap. It is rather costly to build on a hillside, and Government paid too much to build those houses, thus the reason the prices are so steep. Is unfortunate, but I hope they do not end up in the wrong hands.

    how many first time house owners can fork up $400-$500k? First time owner house should be simple 2 bed/lounge kitchen unit $100-$200k. On a $40000-$50000 salary the max bank loan is $200k
